Texture Went on Every Ceiling in the House

Bloomington's residential building ran from the mid-1950s into the late 1970s, straight through the period when sprayed ceiling texture was standard practice. It was applied at construction, by the same crew, on the same day, across the whole floor.

Doing one room leaves an obvious line.

Smooth in the bedroom, textured in the hallway outside it, with a visible transition at the door casing. People who try a single room almost always come back for the rest, and doing it in two passes costs meaningfully more than doing it once.

Set-up is the fixed cost.

Containment, floor protection, sealing the work area from the rest of the house, covering vents and returns, and getting equipment in. That happens once on a whole-level project and five times on five single rooms.

The rate per room drops as the project grows.

It is the one part of painting where volume genuinely works in a homeowner's favor, and it is why we quote the whole level as the default and the single room as the exception. But you still have to live there. Which is why the sequencing matters more here than the price does.

THE SCHEDULE

How a Rambler Stays Habitable for a Week

We work in zones, not all at once.

Bedrooms first as a block, so sleeping arrangements are settled early and stay settled. Then the living and dining areas. The kitchen and the hallway last, because they are the through-routes.

One zone is sealed at a time.

The rest of the house stays normal — doorways taped, vents and returns covered so nothing travels through the ductwork, floors protected along the route in and out.

Furniture moves once.

On a whole-level project, everything is consolidated into completed zones as we go rather than shuttled back and forth.

Each stage needs drying time.

The skim coat and the primer both have to dry before the next thing happens, so a whole level runs across a week or more with quieter days in the middle. That is normal and it is on your schedule up front, not explained afterwards.

And the walls are worth doing now.

THE FINDINGS

Original 1960s Drywall, and What It Has Been Hiding

The good news about this housing stock is that the ceilings are drywall rather than plaster, which scrapes predictably.

What appears underneath is consistent: nail pops from six decades of seasonal movement, seam cracks where the house has settled, taping that was adequate for a surface nobody would ever see uncoated, and the occasional old repair made under the texture rather than through it. All of it is expected, and it is why skim coating the whole ceiling is standard rather than optional.

Testing boundary

Age matters here. A great many Bloomington ceilings sit squarely in the pre-1980s range, so testing before disturbance is routine in this city rather than unusual. We do not test or abate, and a positive result is work for a licensed abatement contractor — the full position is on the service page.

Water stains
