Quick Answer

What does pressure washing cost in the Twin Cities?

Most Twin Cities pressure washing jobs are priced by surface and access rather than by the hour, and a typical house wash with a deck or patio included sits in the low hundreds. Where it is the first stage of an exterior repaint, it is already inside that price. Our minimum project is $1,500, so standalone washing is usually quoted alongside other exterior work.

Everything Outside That Has Had a Minnesota Winter On It

Different surfaces want completely different treatment, and the difference between a clean house and a damaged one is entirely in that judgment.

Siding

Wood, vinyl, aluminum, stucco, fiber cement and hardboard all clean differently. The goal is to remove chalking, mildew, pollen, cobwebs and road film without driving water up behind the laps or into the wall. On wood and hardboard that means lower pressure and a longer dwell time with the right cleaner; on vinyl it means angle discipline, because water forced upward under a lap has nowhere to go.

Decks and porches

The surface most often damaged by pressure washing. Softwood shreds under a tight nozzle at close range, and a furred deck is a worse starting point for stain than a dirty one was.

Patios, walks and driveways

Concrete, pavers and stone take more pressure than anything else on the property, and this is where a washer genuinely earns its keep — winter salt, tire marks, algae in the shade, and the black organic film that builds up under a canopy.

Fences

Both sides, and the bottom rail where snow banked against it for four months.

Retaining walls, steps and stone

Retaining walls, steps and stone.

Gutters and soffits

Washed on the outside as part of a house wash.

Garage floors and thresholds

Where salt and slush accumulate all winter.

Roof note

We do not put a wand on roofs. Shingles are damaged by pressure, and roof cleaning is a different trade with a different method.
THE METHOD

The Cleaner Does the Work, Not the Machine

There is a version of this service that consists of a person with a rented machine, the tightest nozzle in the box, and an afternoon. It gets things clean, and it also carves lines into softwood, strips the surface off cedar, forces water behind siding, blows out failed caulk lines and drives moisture into places that will not dry before winter.

Cleaner application

The right cleaner is applied and given time to work on the organic growth, then the surface is rinsed at a pressure it can take. On siding that is often much lower than people expect. The measure of the job is the surface afterwards, not the noise during it.

North side mildew

Mildew on a shaded north elevation is a biological problem, not a dirt problem — blasting it removes what is visible and leaves what is in the grain, and it grows back through a new coating within a season. It has to be killed chemically.

Chalking

Chalking on aging siding is the powdery residue an old coating leaves as it breaks down; it has to be removed completely, because paint applied over chalk is bonded to chalk.

Protection

Landscaping, beds, light fixtures and outdoor furniture are covered or wetted down and protected before anything starts, and everything is rinsed clear at the end.
WHERE IT MATTERS MOST

Why Every Exterior Painting Job Starts Here

Every exterior repaint we do begins with a full wash, and it is not an upsell — it is the stage that determines whether the coating bonds.

Adhesion

Paint adheres to the surface it touches. If that surface is chalk, pollen, mildew or road film, the coating is bonded to a layer that is itself loose, and it will let go in sheets rather than fading gracefully. This is the most common reason a three-year-old repaint is peeling, and it is invisible on the day the work is finished.

Timing

So if you are gathering exterior painting quotes, it is worth asking every contractor exactly how the house gets washed and how long it is left to dry before anything is applied. A crew that washes in the morning and sprays in the afternoon has not let the surface dry through. The answer you want involves a full wash, a proper dwell time for the cleaner, and at least a day before the first coat.

TIMING

The Twin Cities Washing Calendar

These are the factors that decide when to schedule pressure washing in Minnesota:

Spring washing

Spring is the obvious answer and the right one. Five months of snow, salt, sand and freeze–thaw leave a residue on every horizontal surface and a tide line along the bottom band of the siding, and getting that off in April or May stops it working into the surface all summer.

Fall washing

A second wash in fall is worth more than people think. Leaf litter, sap, pollen and organic debris left on decks, patios and north elevations over winter hold moisture against the surface for months under snow, and that is precisely when mildew establishes itself.

Scheduling note

Exterior painting here runs roughly May through early October and the calendar fills through the season. Getting the house washed early tells you what condition the siding and trim are actually in — under the grime, that fascia board may be sound or it may be soft — which is exactly the information you want before you commit to a repaint date rather than after.
THE DURAHOME STANDARD

What Makes This Worth Having Professionals Do

Whether your home is in Minneapolis, St. Paul, or anywhere across the Greater Twin-Cities Metro, the choice rarely comes down to shaving a few dollars off a bid. It comes down to how the whole project feels once the crew arrives. Here's what homeowners point to most:

Judgment about pressure

The single skill in this trade, and the one that separates a clean house from a damaged one.

The written price holds

The written scope stays fixed — what we quote is what you pay, with any requested additions approved in writing first.

Your property is protected first

Beds, plantings, fixtures and furniture covered before anything starts. Reviewers mention this more than they mention the cleaning.

You are not the project manager

One point of contact and a schedule you can plan around.

The same crew, start to finish

Around 90% painter retention last year; most of the team carry close to a decade of experience.

Written warranty included

General liability and workers' compensation on every crew member. This matters more than homeowners realize on a job that involves water, height and a machine.

Honest advice about what happens next

If washing has exposed failed caulk lines, soft trim or siding that needs more than cleaning, you will hear about it — with a price, not a scare.

WHERE WE WORK

Pressure Washing Across the Twin Cities

We are a local company working this metro every week — Minneapolis and St. Paul, and out through Edina, Minnetonka, Maple Grove, Eden Prairie, White Bear Lake, Eagan, Hopkins, Chanhassen, Wayzata, Golden Valley, St. Louis Park, Savage, Shakopee, Plymouth, Woodbury, Bloomington, Roseville, Apple Valley and Richfield.

Where washing matters most varies by neighborhood. The wooded lots in Minnetonka and Plymouth carry canopy debris, sap and shade-side mildew that is a genuine annual maintenance item. The vinyl-clad subdivisions in Woodbury, Maple Grove and Savage rarely need painting and always need washing — that is what keeps them looking new. The older wood and stucco stock in Minneapolis and St. Paul needs washing precisely because it is due for a repaint, and the wash is the first honest look at what is under the dirt.
