THE FULL SCOPE

Scraping Is About a Quarter of the Work

Popcorn ceiling quotes vary so widely because some contractors quote the scrape and some quote a finished ceiling. Textured ceilings go by several names (popcorn, acoustic, cottage cheese), and taking the texture off is only the first stage of getting a flat one. Taking out popcorn ceiling in an occupied house is seven jobs, not one. Here is the whole sequence.

Assessment

Durahome checks the texture, the age of the ceiling, whether it has ever been painted, and the condition of the drywall underneath. A painted popcorn ceiling behaves completely differently from an unpainted one: the paint seals the texture, so it comes off in sheets and shards rather than softening, which changes both the method and the price. We also look for water damage, because a stained ceiling has a cause, and coating over the evidence is not a repair.

Containment

The room is sealed before anything is touched: floors covered wall to wall, walls masked, doorways sealed, vents and returns covered. Furniture is moved out or covered first. The full method is in how we keep the dust in one room.

Scraping

The texture is softened and scraped off in controlled sections. Done well it is unspectacular. Done badly it gouges the drywall paper, and gouged paper means far more skim work afterward.

Drywall Repair

Everything the ceiling has been hiding turns up now: nail pops, seam cracks, old patches, previous water damage, gaps at the wall line, and any place a previous repair was made under the texture rather than through it. Popcorn was applied in the first place because it hides imperfect drywall, so there is essentially always drywall repair in this job. Any quote that does not mention it has not planned for it.

Skim Coating

The whole ceiling is skimmed with joint compound to a flat, continuous plane, then sanded. This is what separates a smooth ceiling from a scraped one, and it is the stage low bids remove.

Priming and Finishing

A Sherwin-Williams primer seals the fresh compound so it does not flash through, then finish coats go on in a flat Sherwin-Williams ceiling white. Ceilings are the least forgiving surface in the house because window light rakes across them, so the finish is checked under raking light before the room is called done.

Reinstatement and Cleanup

Containment comes down, the room is cleaned properly, and fixtures and vents go back.

If Your Ceiling Predates the Early 1980s, Test It First

Ceiling texture is on the Minnesota Department of Health's list of common asbestos-containing products, and disturbing it is exactly what a removal project does. The order of operations is not negotiable: test before anyone scrapes.

Testing protocol

Textured ceiling products made before the early 1980s could contain asbestos, and older stock kept going onto ceilings for some years after, so a house from the mid-1980s is still worth testing if you are unsure. A sample is collected and sent to an accredited laboratory, and the result comes back in days. In Minneapolis, St. Paul, and the inner-ring suburbs this is a routine step rather than an unusual one: a 1962 Roseville rambler or a 1971 Eagan split is squarely inside the era worth checking.

Results procedure

If the result is negative, the project proceeds as described above. If it is positive, the material has to be handled by a licensed asbestos abatement contractor working to state requirements, and the Minnesota Department of Health strongly recommends a Minnesota licensed contractor for that work. It is specialist regulated work, not something a painting contractor should offer to take on, and any company that offers to scrape a positive ceiling is telling you something important about how it operates. Stains, Sagging and Damage Under the Texture

A brown ring on a textured ceiling is the visible end of something that happened above it. Before that ceiling gets refinished, the cause needs to be resolved: a roof penetration, a failed seal around a bathroom fan, an ice dam from a previous winter, a supply line, a slow drain.

Minnesota Ice Dams

Ice dams deserve a specific mention because they are a Minnesota constant. Snow melts on a warm roof deck, runs down to the cold eave, refreezes, and backs water up under the shingles and into the ceiling below. The stain shows up in the corner of an upstairs bedroom in February. Repainting that ceiling in March without addressing the ventilation and insulation that caused it produces exactly the same stain the following February.
