Quick Answer

How Much Will a Minneapolis Exterior Paint Job Cost You?

Exterior house painting in Minneapolis typically costs $6,000 to $8,000 for a standard home, which is the usual cost to paint a house in Minneapolis for most homeowners. A small home with easy access runs $4,000 to $7,000, and a large or taller house runs $8,000 to $12,000 because the extra height needs staging instead of ladders. Surface condition moves the number more than square footage, since prep is most of the labor. Durahome estimates on the high side over the phone and often comes in lower, and the written estimate after a free on-site visit is exact.

SERVICES

Exterior Painting Services for Minneapolis Homes

Exterior house painting in Minneapolis is not one standard project. Some houses need everything repainted, some only need the trim and doors, and some need a deck refreshed while the crew is already on site. Durahome scopes each one to what the house needs, and the written estimate shows each piece as its own line.

Whole-house exterior repaints

Siding, trim, fascia, soffits, and doors, primed and finished with two coats of Sherwin-Williams exterior paint. Most homes take 3 to 4 days on site, and a standard home runs $6,000 to $8,000.

Siding by material, from cedar to stucco

Cedar, wood lap, stucco, hardboard, vinyl, and aluminum each get their own prep and primer. Cedar gets a stain-blocking primer, and stucco gets a breathable, flexible system.

Trim, fascia, and soffits

Trim fails first because it takes the most weather, so it gets hand-brushed detail work and staging on tall gable ends.

Front doors and garage doors

If the siding is sound, doors and trim alone can be the right project, and a smaller one than a full exterior.

Deck, fence, and pressure washing add-ons

The crew and staging are already on site, so a deck or fence stain, pressure wash, or commercial exterior can be scoped in the same visit. Deck staining typically runs $1,500 to $2,500.
BENEFITS

What a Fresh Exterior Does for Your Home

A paint job is the outer layer of defense for the house. Done with real prep, it does more than change how the house looks from the street.

Water stays out of the wall

Repeated freeze-thaw cycles each winter push water into any open joint and then expand it. Sealed seams and a sound coating keep that water out of the siding, which is why caulking is core scope on every Minneapolis exterior. How Minnesota weather damages exteriors shows what happens when it gets in.

Rotting wood gets caught early

Soft fascia, split trim, and damaged sills are found during prep and repaired before any color goes on. Painting over soft wood buys one season and costs the board, so catching it early is cheaper than finding it from a ladder later.

Color holds up on sun-facing walls

South and west walls take the most UV exposure and fade first. A good primer, two finish coats, and a fade-resistant paint chosen for the exposure keep the color from chalking out early.

Curb appeal and home value stay protected

Peeling paint is the first thing a buyer or a neighbor notices, and a clean, well-kept exterior helps preserve curb appeal and value. It also means you stop being reminded of the project every time you pull into the driveway.

More years between repaints

Most Minneapolis exteriors run seven to ten years between repaints, and proper prep is what keeps a house toward the long end of that range instead of the short one.
HOW IT RUNS

From First Call to Final Walkthrough

Consultation & Quote

Proposal itemization and schedule setting

01

Free estimate.

An estimator reads every elevation, checks the wood, the caulk lines and the condition of the existing coating, and talks color and sheen through with you.
02

Written estimate.

Itemized, with the prep and the products named surface by surface.
03

Schedule and group text.

Once approved, your job gets a date, and a group text opens carrying your crew foreman, project manager and estimator. Updates come to you.

Preparation & Protection

Siding cleaning and surface prep

04

Protection.

Beds, shrubs, furniture, fixtures and walkways covered before anything opens.
05

Wash.

The whole exterior, back to a surface a coating can bond to.
06

Prep.

Scrape, sand, repair wood, caulk every seam, prime everything bare or repaired.

Application & Handover

Coating application and warranty check

07

Paint.

Sherwin-Williams exterior systems applied to the specified film thickness, body then trim then accents, with the site left tidy every evening.
08

Estimate and warranty.

We inspect, then you inspect. Anything flagged is handled, the 30-day touch-up window opens, and your written warranty is issued. A typical exterior runs three to four days on site, and our crews work daily until the job is finished.

THE DURAHOME STANDARD

Why Minneapolis Homeowners Choose Durahome

Most Minneapolis house painters can send a quote, and the choice rarely comes down to shaving a few dollars off a bid. It comes down to how the whole project feels once the crew arrives. Here is what homeowners point to most.

The price holds

The written scope stays fixed, so what is quoted is what you pay. Any additions you request are priced and approved in writing before work begins.

You are not the project manager

Your production manager handles crew logistics, and the group text puts the owner, estimator, production manager, and crew foreman in one thread from day one, so you never have to ask whether anyone is coming tomorrow.

The same crew, all week

Around 90% of Durahome's painters stayed with the company last year, and most carry close to a decade of experience. The crew that starts your house finishes it.

The prep is documented

Crews record progress through CompanyCam, so you can see the stage of the work you are paying for.

Licensed, insured, and backed in writing

Durahome is fully licensed and insured, a member of the Painting Contractors Association, and issues a written warranty of 2 to 5 years depending on scope. If something needs attention, the path runs from the foreman to the production manager to the owner.

Nothing is finished until you have walked it

Durahome inspects first, then walks the house with you, and the 30-day touch-up window covers anything that only shows once you are living with the result.

THE PART THAT DECIDES EVERYTHING

How We Prep Your Exterior Before Painting

Two exterior quotes can be within a few hundred dollars of each other and describe completely different jobs, because almost all of the difference sits in what happens before a finish coat is opened. Here is what our crews actually do, in order, and why each stage exists in this climate.

Washing

Every surface gets washed to remove chalking, mildew, pollen, dust and the powdery residue an aging coating leaves behind. Paint bonds to the surface it touches. If that surface is chalk, the new coating is bonded to chalk. On shaded north elevations, and anywhere under a mature tree canopy, mildew has to be killed rather than just rinsed, or it grows back through the new finish.

Scraping and sanding

Any loose, cracked, blistered or peeling coating comes off back to a sound edge, and the transition between old coating and bare substrate is feathered smooth so it does not telegraph through the finish. On older homes, extra care governs how that is done: containment, controlled removal and cleanup. On the older housing stock in Minneapolis and St. Paul that is the default assumption rather than the exception.

Wood repair and restoration

This is where a Twin Cities exterior differs most from a warmer market. Freeze–thaw drives water into any open joint and then expands it, so failed trim, split fascia, soft window sills, rotted corner boards and damaged soffit are found and replaced or repaired before anything is coated. Painting over soft wood buys you one season and costs you the board.

Caulking

Every seam, joint and penetration gets sealed: where trim meets siding, around windows and doors, at corner boards, at the junctions where two materials meet. In a climate with roughly thirty freeze–thaw cycles a year, caulk is not cosmetic. It is the thing keeping water out of the wall. Failed caulk lines are the single most common defect our estimators find on a house that was painted three years ago by someone else.

Priming

Bare wood, repaired areas, stains, knots and any surface where the old coating was removed get a primer chosen for that substrate. Priming is what stops tannin bleed on cedar, flash-through on patched areas, and early adhesion failure on bare wood. A crew that skips it saves a day and costs you a repaint.

Protection

Landscaping, beds, shrubs, walkways, patio furniture, light fixtures, house numbers and hardware are covered or removed before anything opens. One of our reviewers counted more than 800 bulbs in their beds and noted every one survived the project. That is not luck, it is the first hour of every exterior job.
NO GUESSWORK & COST DRIVERS

What Your Exterior Estimate Covers and Why Prices Differ

Exterior painting cost in MN varies because two quotes can sit thousands of dollars apart and still describe different jobs. The written estimate is where that difference shows up, so it names every piece of the work, and the factors below explain why one house costs more than another.
WRITTEN SCOPE

What your written estimate spells out

The estimate itemizes nine things, so there is no argument later about what was included.

body, trim, fascia, soffit, garage doors, shutters, railings, and decks.

WRITTEN SCOPE (09)
01 OF 09📜

Every surface in scope

body, trim, fascia, soffit, garage doors, shutters, railings, and decks.

✓ Written Guarantee Included✓ Zero Ambiguity Promise
If we misjudged the scope, we absorb it. The only thing that moves the figure is you adding work, and that is quoted and approved in writing first. Written guarantee included.
COST DRIVERS

What changes the price

Square footage is the input homeowners expect to matter most and rarely the one that decides the number. These are the real drivers.

Surface condition

The largest single variable by a distance. A sound house needs washing and coating. One with failed caulk lines, soft fascia and peeling south elevations carries days of prep before a finish coat opens.

Height and access

A one-story Richfield rambler and a three-story Minneapolis Victorian at the same square footage are different projects. Staging, ladder work and fall protection all sit in the number.

Trim complexity

This is the quiet one. A house with brackets, spindles, dentil courses, porch columns and divided-light sashes can carry twice the labor of a plain-sided house of the same size, because all of that detail is brushwork.

How much wood needs repair

Identified at the estimate, priced up front.

Color change

Going from a dark existing color to a light one takes an extra coat, which is easy to plan for and unwelcome to discover mid-project. Going deep and dark can also show UV fade sooner on south and west walls, so the choice of a fade-resistant line should be made before the order goes in. The color visualizer lets you test colors on your own house first.

Number of colors

Every additional color is another cut line, another masking sequence, another set-up.

Deck, fence, or railings included

Often bundled with an exterior repaint because the staging and the crew are already on site.

Minimum project

Our minimum project is $1,500, and the average Durahome project runs around $8,000.

WHERE WE WORK

Exterior Painters Serving Minneapolis and Nearby Suburbs

We are a local company and our crews work this metro every week, from Minneapolis and St. Paul out through Edina, Minnetonka, Maple Grove, Eden Prairie, White Bear Lake, Eagan, Hopkins, Chanhassen, Wayzata, Golden Valley, St. Louis Park, Savage, Shakopee, Plymouth, Woodbury, Bloomington, Roseville, Apple Valley and Richfield.

Knowing the market matters more on exteriors than anywhere else, because the substrate changes by suburb and by decade. The 1950s ramblers in Richfield and Roseville carry painted lap siding and steel-cased windows. The 1970s and 80s splits in Eagan and Eden Prairie carry hardboard that has to be checked at every cut end. Woodbury and Maple Grove are largely vinyl, where the work is trim, doors and deck. Minneapolis and St. Paul are wood and stucco with ninety years of coating build. Same standard everywhere; different job every time.

We also handle commercial exteriors, including storefronts, facades and multi-unit buildings, through the same crews.
