Look at the Joints, Not the Color

Almost every homeowner assessing their own exterior looks at the color

Color is the thing that fades, so it is the thing that prompts the thought. It is also, on nearly every house, the least urgent problem.

What actually decides whether you should act is the condition of the joints and the substrate

Caulk lines that have opened at trim, window and door surrounds. Bare wood showing anywhere. Paint that lifts when you press a fingernail into an edge. Soft wood at a sill nose or a column base. Any one of those means water has a route in, and this metro runs roughly thirty freeze-thaw cycles a year to widen it.

A house with faded color and sound joints can wait

Genuinely — two years, sometimes more, at essentially no cost beyond looking at it. A house with open joints and exposed substrate is accumulating repair cost every winter, and the repaint you defer will be more expensive than the one you book.

So the useful annual habit is a slow walk around the house in spring

looking at the bottom three feet of every wall, every joint around every opening, and the south and west elevations first because they age ahead of the others. Ten minutes, once a year, and it will tell you more about when to spend money than any color will.
