Chanhassen is built around and between water — Lake Susan, Lake Ann, Lotus Lake, Christmas Lake and a great deal of protected wetland and marsh in between. A large share of this city's lots back onto one or the other, and it changes an exterior project in ways a dry lot two streets away does not experience.

That extends drying times after rain and after washing, and a coating applied to a surface that is not genuinely dry cannot bond properly. Higher humidity plus a shaded elevation is the condition biological film needs. On a wetland-facing wall it is normal rather than exceptional, and it has to be killed with a cleaner and a proper dwell time — pressure removes what is visible and leaves what regrows through a new coating inside a season.

Reflected light, more available moisture, and on the open-water lots wind with nothing to break it. After a decade the two sides are not the same age, which is why scoping them as one averaged surface is how a repaint fails on the side you actually look at.
