Quick Answer

What does painting cost in Maple Grove, MN?

It depends on how much of your house is paintable. On a vinyl-clad Maple Grove home the work is usually trim, shutters, garage doors, the front door and the deck, which sits well below a full exterior repaint. Homes with painted lap or composite siding run the usual $6,000 to $12,000, and larger two-storys more. Interior painting is quoted by room ($600–$700 walls in 12x12 bedroom). Every figure is written down after a free walkthrough.

TWO MAPLE GROVES

The East Side Is Due. The West Side Is Not Yet.

The average Maple Grove home was built in 1992, almost nothing predates 1960, and the vast majority went up after 1980. But that average hides the most useful fact about the city: the east side and the west side are a full generation apart.

FEATURE 01

Maple Grove East

is near-entirely 1970 to 1999. Those houses are on their second or third exterior cycle now, and they are the ones where the original builder materials are starting to report on how well the last two repaints were done. Composite trim that was never sealed at its cut ends, garage door surrounds that have taken thirty winters of snow banked against them, decks that were re-coated three times without ever being stripped.
FEATURE 02

Maple Grove West

is overwhelmingly 2000 and later, including the master-planned developments that are still filling in. Most of those houses have never been repainted. What they need is different: the factory finish on the trim and doors is reaching the end of its life, the deck is due, and the fading is starting to show on the south and west elevations β€” but the siding itself is fine and will be for years.

THE SCOPE CONVERSATION

How Much of Your House Is Actually in the Project

On most of this city's homes the siding is vinyl or LP SmartSide, with stone or stucco accent panels and factory-finished aluminum above. A meaningful share of the exterior is therefore not being painted at all, and the scope conversation is about deciding where the line sits. There are three sensible versions of that, and your estimator will price whichever you want.

FEATURE 01

The accent project

The front door and the shutters, and nothing else. Modest money, one day, and it changes what the house looks like from the curb more than almost anything else you could spend the same amount on. It is the version we recommend most often to homeowners who are not sure it is time yet.
FEATURE 02

The full trim package

Everything paintable on the elevations: trim boards, corner boards, window surrounds, shutters, garage doors, the front door, railings and porch structures. This is the standard Maple Grove project and it is what most people mean when they call. The critical detail is the treatment of cut ends and bottom edges on composite trim β€” where the builder left them unsealed, water gets in and swells the board from inside, and sealing them is the difference between a finish that holds a decade and one that does not.
FEATURE 03

The full exterior, siding included

Vinyl can be painted with a vinyl-safe formulation in a color rated for heat reflectance, and there are genuine reasons to do it: a dated color across an entire street, panels that have faded unevenly, or a repaint that is going to change the whole scheme. There are also genuine reasons not to, and we will tell you which case yours is instead of quoting the larger job by default.
THE CALENDAR

When Each Part of the Work Actually Happens

Rather than a generic step list, here is how a Maple Grove project fits into the year β€” because in this climate the calendar is the constraint, not the crew.

Free, no obligation, and the single best time to have it. The season books from the front, and a scope written in February is a scope with time to decide on color. It is also when you find out honestly whether the work is needed this year or next.

WHERE WE WORK

Across Maple Grove

Durahome serves the whole city β€” the established streets across Maple Grove East, the newer master-planned developments filling in to the west, and the neighborhoods around Fish Lake, Rice Lake, Weaver Lake and out toward Elm Creek. The lake-adjacent streets carry a specific extra: more humidity, more mildew on shaded elevations, and more deck and dock-side railing work than the rest of the city. It is worth mentioning at the walkthrough if your lot backs onto water, because it changes the washing stage more than the painting one.

β€œJoe did a very good job of keeping us posted on the timing of the phases of our siding repair and house painting project. When there were delays, he explained why and gave updated estimates for completion. Jorge managed the workers well and ensured the work was completed according to agreed upon requirements. The work was completed in a timely manner with high quality and with good attention to detail. We would recommend Durahome to anyone needing siding and/or painting work done on their home.”

β€œI had no idea painted cabinets could look so good. They're super smooth and just the right amount of gloss. Redoing my cabinets was step 1 in renovating my kitchen, and I could not be happier with how they turned out - they definitely set the stage for the rest of my reno. Everyone who visits is shocked they were painted and not purchased like this. Super friendly service, and they kept me updated throughout the process as well, which was very appreciated.”

THE CALENDAR

When Each Part of the Work Actually Happens

Exterior painting here runs roughly May through early October, and St. Paul fills earlier than most of the metro for one specific reason: the houses take longer. A detailed facade is a week rather than three days, so a crew's season holds fewer St. Paul projects than it holds suburban ones, and the good slots go early.

NOV – MARWinter Walkthrough & Scope
MAY – JUNSpring Prep & Wood Repair
JUL – SEPPeak Exterior Cure Window
OCTOBERFinal Exterior Wrap-Up
SEASONAL FACTOR 01

Late winter β€” the walkthrough

Free, no obligation, and the single best time to have it. The season books from the front, and a scope written in February is a scope with time to decide on color. It is also when you find out honestly whether the work is needed this year or next.
SEASONAL FACTOR 02

April and May β€” washing and assessment

Five months of snow, salt and sand come off, and only then can anyone see the true condition of the trim, the fascia and the deck. Winter damage found now is a repair; found in October it is a replacement.
SEASONAL FACTOR 03

May to early October β€” the exterior window

Coatings need surface and air temperatures inside the manufacturer's range and a genuinely dry surface. A typical exterior repaint is three to four days on site, and our crews work daily until it is finished rather than rotating between houses.
SEASONAL FACTOR 04

Late spring β€” decks

After the wood has dried out from snowmelt and before the summer you want to use it. Deck schedules move more than any other exterior job, because the boards have to be dry through rather than dry on top.
SEASONAL FACTOR 05

Late summer and early fall β€” the best cure conditions

The best cure conditions of the year, and the most heavily booked weeks in this city.
SEASONAL FACTOR 06

November to April β€” everything indoors

Interior painting, cabinet refinishing, popcorn ceiling removal and drywall repair all run through the winter, which is the least contended part of the whole calendar.

GETTING IT RIGHT

Choosing Trim and Accent Colors That Work With Vinyl

Color is a different problem on a modern exterior than on an older one, because one large element β€” the siding β€” is fixed. You are choosing around it rather than choosing it, and that is genuinely harder than starting from scratch.

FEATURE 01

Start with what is staying

The siding color, the roof, and any stone or brick accent set the temperature of the whole scheme before you open a fan deck. A cool-toned vinyl with a warm-toned trim reads as a mistake for the life of the coating, and it is the most common misstep we are asked to correct.
FEATURE 02

Pick the trim relationship first

Trim either steps lighter than the siding, steps darker, or goes to a crisp white. All three work. What does not work is a trim within a shade or two of the siding, which reads as indecision from the street and makes the house look flatter than it is.
FEATURE 03

Then choose one accent and commit to it

The front door, or the shutters, or both together. Trying to make the shutters, the door and the garage doors each do something different is how a facade ends up busy.
FEATURE 04

Look at samples in this light

Northern light here is cool and blue-shifted, and snow reflects it up at the wall for months of the year. A warm gray on a card can read lavender on a north elevation in February. Your estimator will bring samples out and put them on your actual house before anything is ordered.
FEATURE 05

One caution on going very dark

Deep colors look excellent on trim and doors and they take more UV on south and west elevations, which is where most Maple Grove garage doors sit. Modern fade-resistant lines handle it well; the conversation is worth having before the order goes in rather than after.
LOCAL

Working This Metro Every Week

01

One Point of Contact

Every job opens a group text on day one carrying your crew foreman, your project manager and your estimator β€” and you. Updates come to you rather than you calling to ask. If a date moves, you hear before the day rather than after it. If you have a question at 7pm about whether the shutters are getting two coats, you ask in the thread and someone answers.
02

Stable Crew

Behind that sits a named person who owns your job. Our painters bring years of hands-on experience working on Twin Cities homes, so the crew that starts your house is the crew that finishes it β€” and by Wednesday you know their names.
03

Escalation Path

And if something is not right, there is a documented path: your foreman first, then the production manager, then the owner. That exists because "we'll make it right" is worth nothing without somewhere to go.
04

Twin Cities Metro Presence

Durahome Painting Plus is a local company, not a national franchise working from a script, and our crews are in this metro every week rather than driving into it for a season. That is what makes a written warranty worth something β€” it is only as good as the ability to come back for it. We are fully insured, carrying general liability and workers' compensation on every crew member.
05

763 Area Code & Surrounding Metro Coverage

Maple Grove sits in the 763 area code. We also work Plymouth, Golden Valley, Minnetonka, St. Louis Park, Wayzata and out through the rest of the Twin Cities.
