If the old finish is peeling, flaking or lifting in sheets, it is a film that has lost adhesion and it has to come off before anything new goes on. If the color has simply faded and worn thin without lifting, it is a penetrating finish and a wash plus a fresh coat is enough. Peeling means stripping; fading means re-coating, and the difference is substantial.

The Difference That Decides the Price

Eagan has a very large population of decks built in the 1980s and early 90s, and a great many of them have been re-coated repeatedly without ever being taken back to bare wood. That history is exactly what makes this the right question to ask first.

FEATURE 01

A film-forming finish sits on top of the wood.

Solid stains and deck paints work this way. They cover well and they look excellent for a few years, and then they fail by losing grip — lifting, flaking, peeling in sheets, especially on horizontal boards that take standing water and full sun. Once a film has let go, coating over it is coating over a failure; the new layer goes wherever the old one goes.

A penetrating finish sits in the wood.

Semi-transparent stains work this way. They wear by fading and thinning instead of lifting, and when they are worn out you wash the deck and apply another coat. There is nothing to remove.

Layer on layer makes it worse.

Each re-coat over a film that was already marginal adds thickness, and thickness traps moisture underneath and makes the eventual failure larger. A great many decks here now carry three or four incompatible layers, and the first honest job on them is removal.

Which means the price gap is real and it is not a sales tactic. Stripping is genuinely most of the labor on a restoration — chemical removal, sanding back, addressing the raised grain that follows, replacing boards that have gone past coating. Re-coating is a wash, a light sand and an application. And it is worth knowing before anyone quotes, because a contractor who prices a strip on a deck that only needs a coat is overcharging, and one who prices a coat on a deck that needs stripping is going to be back.

Where the Days and the Money Go

If your deck comes back as a strip, it is worth knowing what you are paying for, because from the outside it looks like a lot of money for a deck that ends up the same shape it started.

FEATURE 01

Chemical removal & neutralization

Removal comes first, working the failed film off with a stripper and the appropriate dwell time, in sections, with the plants and the siding below protected. Multiple layers mean multiple passes, which is why a deck with four re-coats on it costs more than one with two. Then neutralizing and rinsing, because a stripper left in the wood interferes with what goes on next.

Sanding & structural repair line

Then sanding, which does two jobs — taking off the residue the chemical could not reach, and knocking down the fibers that lift when wood gets wet and dries. Skipping this is why some restorations feel rough underfoot a month later. Then the repair line becomes visible, and it is the part that cannot be fully priced from the patio. Boards that have gone past coating, popped fasteners, a stair stringer that has been sitting in wet ground. It is quoted and agreed before it happens rather than added at the end.

Finish coat & seasoning weather

And only then does the finish go on, into bare, open wood — which is exactly the condition where a penetrating stain does its best work and the reason the result outlasts the film it replaced. Deck work runs with the exterior season, roughly May through early October, and the wood needs to be dry through the board rather than dry on the surface.
