Should I refinish or replace my Eden Prairie deck?

Refinish if the structure is sound — posts, beam, joists and ledger — even where the boards look poor, because surfaces are recoverable and structure is not. Replace when the framing has gone, when the ledger connection is failing, or when more than a third of the boards need swapping. Six Things We Check Before Talking About Stain

Eden Prairie's decks mostly went on with the houses, which puts a great many of them at thirty to forty years old. At that age the honest first question is not what color — it is whether a finish is the right thing to spend money on at all.

FEATURE 01

The ledger.

Where the deck attaches to the house. It is the single most important connection on the structure and the one most often installed badly in this era. Rot, rust at the fasteners or any separation from the wall is a stop-and-talk finding, not a painting question.

FEATURE 02

The posts at grade.

Where a post meets concrete or soil is where rot starts. We check by hand rather than by eye, because a post can look sound and be soft an inch in.

The beam and the joists.

Sounded from beneath where there is access. Sagging, splitting at the ends and any hanger that has pulled are all structural.

FEATURE 04

Board counts, railings & stringers

Individual failed boards get replaced as part of a refinish. Once more than roughly a third of them need swapping, the arithmetic starts pointing at a rebuild instead. Movement in a rail is a safety item. It gets flagged plainly rather than tightened and painted over. And the stair stringers sit closest to the ground, take the most direct traffic, and fail earlier than the platform they serve. We are painters rather than carpenters, so where something needs structural attention you will hear it said plainly. What we will not do is put a good finish on a deck that needs a builder.

A deck with solid framing and gray, splintering, checked boards looks far worse than its condition warrants. Stripped back, washed, dried properly, sanded and stained, it comes back genuinely well, and it moves onto a maintenance cycle rather than a decline.

Individual boards that have gone are replaced as part of the work. New boards need to weather briefly before they will take a penetrating stain evenly, which occasionally means a two-visit plan — and we will tell you that in advance rather than deliver a deck with four boards that do not match.

THE SEASON

When to Get It Assessed and When to Book It

Deck work follows the exterior season — roughly May through early October — with the added condition that the wood has to be dry through the board rather than dry on the surface.

The assessment, though, is worth doing early and it is free. A structural finding in February gives you the whole winter to plan and the whole season to schedule around; the same finding in July leaves you deciding under pressure with a deck you cannot use.

Late spring timing & winter weathering risk

Late spring is the ideal slot for the work itself. The wood has dried out after snowmelt, the winter's damage is visible while it is still a repair, and the deck is finished and cured before the summer you actually want it. One thing genuinely does not wait well: an exposed, bare, open-grained deck going into another winter. It takes on water all season and freezes with it in place, and a deck that needed sanding in September can need board replacement by May.
