Golden Valley's median build year is 1966, roughly 56% of its housing is 1940s to 1960s, and nearly 67% predates 1970. Mid-century houses overhang — that generous eave is the whole point of the design — and it puts a specific set of surfaces in front of a painting crew that a 1998 two-story simply does not have.

A broad board, continuous, at the highest point of the wall. On a long low house that is easily a hundred linear feet of it, and it is the element that most determines whether the house reads as maintained or neglected — because it is the line your eye follows.

On a deep overhang you see the underside from the drive, the path and the patio. It is not a surface anyone gets away with skipping, and it is frequently painted plywood or beadboard rather than a factory product, which means it takes preparation like any other wood.

This is the real technical point. End grain drinks water in a way face grain does not, so the cut ends of exposed rafters and beams are the first timber on a mid-century house to go soft. They need sealing rather than simply coating, and where they have gone past that they need repair. It is a hands-on check, not a look from the ground.
