Four Tiers, In This Order

Hopkins lots are compact and tightly packed, which means a typical property has a deck, a boundary fence, a detached garage and a gate — and they tend to reach the end of their finish at roughly the same time, because they went in at roughly the same time. Very few households do all of it in one season. So here is the order we would give you, and it is not the order most people choose.

FEATURE 01

First: anything structural.

A soft post at grade, a stair stringer that has gone, a fence base that is failing, a gate that has dropped. These are not finish questions and they get worse and more expensive every season they are left. They also make everything else pointless — there is no value in staining a rail that is about to be replaced.

FEATURE 02

Second: anything bare.

Wood with no finish left on it at all takes on water continuously, freezes with it in place through the winter, and degrades measurably in a single season. A bare deck or a never-treated cedar fence is actively deteriorating in a way a faded one is not, and this tier is where deferring genuinely costs money rather than merely postponing it.

FEATURE 03

Third: anything peeling.

A failing film is not protecting the wood and is getting harder to remove the longer it sits. Not urgent structurally, but it is quietly increasing the cost of the eventual project.

Fourth: anything merely faded.

A sound, well-adhered semi-transparent finish that has simply lost its color is doing its job. It looks tired and it is protecting the wood, and it can wait a season without penalty. That order is frequently the reverse of instinct — people want to start with the deck they look at and defer the fence they do not. If your fence base is failing and your deck is only faded, the money is better spent on the fence.

THE SEASON

When Each Tier Is Best Done

All of it follows the exterior season — roughly May through early October — with the wood needing to be dry through rather than dry on the surface.

FEATURE 01

Structural findings should be dealt with as early in the season as possible

, because they are the ones getting worse. A soft post found in May is a repair; the same post in October has had another summer and is about to have another winter.

Bare wood is the other urgent tier

and is best done in late spring, once it has dried out from snowmelt.
