Hopkins was built tight and walkable, with alleys running behind most residential blocks and a detached garage at the back of the lot. That garage is a full second building, and it is the most consistently neglected exterior surface in this city.

Nobody looks at it.

You approach your house from the front, you see the front. The garage faces an alley you drive through and never study, and it can decline for a decade before anyone notices.

FEATURE 02

It has four elevations and no shelter.

No overhang worth the name, no landscaping breaking the wind, and typically no gutters — so water runs straight off the roof edge onto the fascia and down the wall below it.

The bottom is where it fails.

Snow gets plowed and shoveled against the base of a garage in a way it never is against a house. That bottom band, the door surround and the service door frame take more standing wet than anything on the property.

The door is the largest single surface.

Whether it is an original wooden overhead door or a later steel one, it faces the alley, takes full weather and is usually the tiredest element on the building.

And the service door frame is where rot starts.
