Both can, and neither takes the same system. EIFS needs a breathable elastomeric coating that moves with the substrate and does not trap moisture in the wall. Factory-finished metal panel needs cleaning, de-glossing and a bonding primer or the topcoat peels in sheets. Getting either wrong is visible within two seasons, which is why the substrate is identified before anything is specified.

What Suburban Commercial Is Actually Made Of

Maple Grove's commercial stock went up largely from the 1990s onward, which means the buildings are made of a specific and fairly narrow set of materials. Each one has a coating that works and several that do not.

FEATURE 01

EIFS — synthetic stucco — is the least forgiving.

It is a layered wall system with a thin finish coat over insulation board, and it depends on being able to release moisture. A conventional coating that seals it traps water in the assembly, and the failure that follows is a wall problem rather than a paint problem. What it wants is a breathable elastomeric system that flexes with the panel and bridges hairline cracking. It also needs its sealant joints assessed as part of the scope, because on EIFS the joints are the weak point and always have been.

Precast and tilt-up concrete are more tolerant but not indifferent.

Efflorescence has to be removed rather than coated over, form-release residue on newer panels interferes with adhesion, and the panel joints move — which means a coating with some flexibility and joints that are properly renewed rather than painted across.

Factory-finished metal panel is the one most often done badly.

It arrives with a hard, slick, cured coating engineered to shed everything, including paint. Applied over it without cleaning, de-glossing and a bonding primer, a topcoat has nothing to grip and comes away in sheets — usually starting on the south elevation in year two.

And the accessories run on their own clock.

Dock doors, bollards, handrails, column bases and downspouts take salt splash all winter and reach the end of their coating life a full cycle ahead of the walls above them. On a good number of properties they are the entire project. All of which is why the estimate should name the substrate and the system. A proposal that says "paint the exterior" without saying what is going on which surface has not been thought through.
