Stucco and Wood Are Different Jobs

Most Minneapolis houses were built between 1900 and 1940, and they divide almost cleanly into two exterior types. Knowing which one you own explains most of what a quote should say.

FEATURE 01

Stucco.

South Minneapolis carries one of the largest stucco populations in the region, concentrated through Kingfield, Windom, Field, Linden Hills and out toward Fulton. Stucco has to breathe. A hard film that seals it traps moisture inside the wall, and the damage that follows is worse than the hairline cracking that prompted the project. The correct system is a breathable masonry-appropriate coating over crack repair made with a compound that flexes as the wall moves through the seasons. Anyone quoting stucco with the same product they use on siding has not looked at the house.

FEATURE 02

Wood lap siding and cedar shingle.

The classic north and northeast Minneapolis exterior, and the standard through Longfellow, Howe, Standish, Powderhorn and Nokomis. These walls are rarely bare — you are working over the fourth or fifth coat, and the boundary between what is still bonded and what is not only becomes visible after a wash. Cedar also needs a stain-blocking primer or tannin bleeds up through a light finish as rust-colored streaking.

THE WOOD

What a Century of Freeze–Thaw Does to Trim

This metro runs roughly thirty freeze–thaw cycles a year. Water finds an open joint, freezes, widens it, and lets more in on the next thaw. Over ninety years that mechanism concentrates its damage in predictable places, and those are the places our estimator checks by hand rather than from the sidewalk.

especially on south and west elevations. Where wood is sound it gets scraped back to a firm edge, feathered, primed and coated. Where it is soft it is repaired or replaced, and that decision is made and priced at the walkthrough rather than discovered by a crew on a ladder in week two. Restoration work is normal on a house of this age — its absence from a quote is a warning, not a saving.
