Plymouth added screen porches and three-season rooms to the back of its houses through the 1980s, 90s and 2000s more than almost any other suburb in the metro. They are wonderful for four months a year and they are, structurally, the most exposed timber on the property.

Corner posts, top and bottom rails, screen frames, sills, sash, beam and knee wall. A deck of the same footprint is mostly open board; a porch of that footprint is a hundred linear feet of edges, and edges are where the labor is.

Screens do not shed rain. Wind-driven water comes straight through and lands on the sills, the bottom rails and the floor, which is why those three elements fail years ahead of anything above them.

Deck and porch work follows the exterior season — roughly May through early October — with the condition that the wood has to be dry through, not dry on the surface.

Late spring is the ideal slot for a screen porch specifically. The structure has dried out from snowmelt, the winter's damage to the sills and bottom rails is visible while it is still a repair, and the porch is finished and cured before the four months you actually want to use it. A porch refinished in September is a porch you paid for and did not sit in.

The one thing that does not wait well is soft timber at a frame base. Bare, open-grained wood at ground level takes on water all winter and freezes with it in place, so a sill that needed sealing in September can need replacing by May.
