One Product Throughout Is the Commonest Mistake

The single biggest difference between a commercial interior that still looks presentable in year four and one that does not is whether the specification was zoned.

TIP 01

Corridors and circulation take the worst of it.

Carts, shoulders, luggage, deliveries and cleaning crews, all at the same height, every day. These want a genuinely washable low-sheen finish. The flat paint on most commercial corridors cannot be cleaned — wiping a scuff burnishes the surface and leaves a mark worse than the scuff.

Restrooms and break rooms need moisture-appropriate products

and the ability to be cleaned aggressively. They are also, relative to their size, the most-judged spaces in any building.

Doors, frames and anything at hand height want something harder

than the walls around them.

Back-of-house can be simpler and usually is

— but it costs very little to include while a crew is already in the building and a great deal to return for.

And ceilings should be flat,

because flat scatters light rather than printing every imperfection across a large plane.

The reason this matters commercially

is interval. A zoned specification means a corridor that can be touched up locally for three years before it needs a full repaint. One product everywhere means the whole floor gets repainted when the corridor gives out.

THE LOGISTICS

What Determines Whether It Goes Smoothly

Phase into windows that can be completed.

The unit of planning is not the room, it is the area that can be worked, cleared and returned to use inside a single overnight or weekend window. An area that cannot be finished in its window is the wrong area, and getting that right at the estimate stage is what keeps a project out of your business day.

Tell people in advance.

Staff, tenants, neighbors in a shared building. Almost every complaint a painting project generates is a surprise rather than an inconvenience, and the cure costs nothing.

Agree access before the first shift.

Security, badges, freight elevators, dock hours, alarm codes, who locks up. On a multi-tenant property these are frequently the difference between a productive night and a wasted one.

Protect and reset every night.

Equipment, workstations, flooring and cabling covered before and cleared after. A workstation that is unusable at nine in the morning is a failure regardless of how the wall looks.

And plan around your busiest period rather than through it.

Retail before opening. Light industrial between dock windows. Offices on evenings and weekends. Hospitality on a closed day for anything involving the service area.

Three Things That Differ From a House

FEATURE 01

The substrate is usually not wood.

EIFS, precast concrete, tilt-up and factory-finished metal panel each take a different coating system, and getting it wrong is visible within two seasons. EIFS in particular needs a breathable elastomeric system — a conventional coating that seals it traps moisture in the wall, and that becomes a building problem rather than a paint one.

FEATURE 02

The accessories fail first.

Dock doors, bollards, handrails, column bases and downspouts take salt splash all winter and reach the end of their coating life a full cycle before the walls above them. On a good number of properties they are the entire sensible project.

And washing comes before anything.

After a Minnesota winter, de-icing salt is on every lower surface of the building. It holds moisture against the substrate and it prevents a coating from bonding. A spring wash is a maintenance item rather than housekeeping, and on an exterior project it is a separate stage rather than something absorbed into the first morning.

MAINTENANCE

Nobody Owns the Repaint Cycle, and It Costs

This is where most commercial properties quietly lose money, and it is a management problem rather than a painting one.

FEATURE 01

Reactive painting is always the expensive version.

A corridor gets painted when a complaint reaches someone. A suite gets painted when it turns. A break room gets painted when it is embarrassing. By the time any of those triggers fire, the surface needs a full repaint rather than a maintenance coat.

A written interval costs considerably less over ten years.

Common areas on one cycle, restrooms and break rooms on a shorter one, tenant suites on turn, exterior washing annually. None of that is complicated and it costs nothing to set down.

Keep touch-up stock on site.

Product, color code and sheen recorded per area, with a modest quantity held. A corridor that can be touched up locally for three years before it needs repainting is the single largest saving available on a multi-tenant building.

And wash the exterior every spring.

After a Minnesota winter, salt residue is on every lower surface. Removing it annually protects the coating, keeps the property presentable and reliably extends the interval before a repaint is genuinely needed.
