Four things, in order of consequence. Freeze–thaw cycling widens any joint water gets into, roughly thirty times a year. Snow banked against the lower wall holds moisture there for months. Ultraviolet load β€” direct in summer, reflected off snow in winter β€” makes coatings brittle and fades pigment. And humidity swings feed biological growth on shaded elevations. The joints are where it starts.

THE MECHANISM

Thirty Cycles a Year, and What They Do

If you take one thing from this page, take this. Almost everything that goes wrong with a painted exterior in this state begins at a joint, and freeze–thaw is what turns a joint into a problem.
TIP 01

Water finds any opening.

A caulk line that has shrunk away from a window casing. The gap where trim meets siding. A cut end on a piece of hardboard. A nail head that has backed out slightly. None of these looks like damage β€” they look like an ordinary house.
TIP 02

Then it freezes and expands.

Water expands by roughly nine percent when it turns to ice, and it does that inside the gap. The gap widens. It thaws, more water gets in, and it freezes again. This metro runs roughly thirty of those cycles in a year.
TIP 03

One cycle is trivial.

Thirty of them are not, and three hundred of them are a repair. That progression is why a house can look fine for years and then appear to fail suddenly β€” the failure was accumulating out of sight the whole time.

Which is why sealant and joint work sit inside an exterior scope here

rather than arriving as an extra. In a milder climate that would be a fair upsell. In this one it is the actual job, and a quote that treats caulking as optional has misunderstood where the money should go.

And it is why a house with faded color and sound joints can genuinely wait,

while a house with intact color and open joints should not. The eye reads color. The building reads water.
THE REST OF IT

Snow, Sun and Humidity

Snow against the lower wall, for months.

The bottom three feet of siding, the deck skirting and the garage door surround are in contact with banked snow through the whole winter, then sitting in meltwater in spring. That band is the hardest-worn part of any exterior in this state, and it is where hardboard and composite siding fail first because they wick water at cut ends and bottom edges. It is also the easiest band to inspect, being at eye level.

Ultraviolet load, which is heavier than the latitude suggests.

Direct sun through a long summer, and then reflected sun off snow through a long winter β€” a large white reflector sitting in front of the house for months. Near water it happens again off the lake surface in July. Ultraviolet breaks down the binder in a coating over time, which is what makes an old finish chalky and brittle rather than flexible, and it fades pigment on south and west elevations years ahead of north and east.

And humidity swings, which feed growth.

Warm humid summers followed by cold dry winters, on a shaded north or east elevation that never fully dries. That is the condition biological film needs. It shows as the green or gray cast on the back of a house, it holds moisture against the surface underneath, and it accelerates everything else on this page. Pressure removes what is visible and leaves what regrows through a new coating within a season β€” it needs a cleaner and time on the surface instead.
A TEN-MINUTE WALK

Six Things, Once a Year, in Spring

This is the most useful habit a homeowner in this state can have, and it costs nothing.

YEAR 0101

Start with the south and west elevations.

They age ahead of the others, so they tell you where the whole house is heading.
YEAR 0202

Look at every joint around every opening.

Windows, doors, where trim meets siding, where two materials meet. Any gap you can get a fingernail into is a route in.
YEAR 0303

Look at the bottom three feet of every wall.

Swelling, softness, splitting at cut ends, paint lifting from the base upward.
YEAR 0404

Press a fingernail into an edge of the paint film.

If it marks easily or lifts, the coating has lost its grip. If it resists, it is still working.
YEAR 0505

Check the horizontal surfaces.

Sill noses, the tops of trim boards, deck rails, window ledges. Anything that holds standing water fails before anything vertical.
YEAR 0606

And look at the north side for growth.

Green or gray cast, particularly under a tree canopy or near water.
None of that requires expertise. It requires ten minutes and knowing where to look, and it will tell you more about whether to spend money this year than any color will.
THE ARITHMETIC

Two Years Is Free, Five Is Not

The honest position is that a lot of houses can wait, and contractors are not always eager to say so.

YEAR 0101

A house with a sound film and closed joints can defer for two years and lose essentially nothing.

The color fades a little further. Nothing structural changes.
YEAR 0202

A house with open joints is on a different curve.

Every winter widens them, water reaches the substrate behind, and what was a caulking job becomes a wood repair. The repaint you defer is more expensive than the one you book, and the gap grows each year.
YEAR 0303

And a house with bare wood exposed is losing material.

Once the substrate is weathering, you are no longer deciding when to repaint β€” you are deciding how much wood replacement to buy along with it. That is the whole reason to do the spring walk. It sorts your house into one of those three, and only the third is urgent.
YEAR 0404

Where it gets genuinely expensive is the step after that.

Once water has been reaching the substrate for several winters, the repair stops being a painting decision. Soft sills, column bases that have gone at the bottom, siding boards that have swelled and split at their cut ends β€” all of that is carpentry before it is coating, and it is priced accordingly. A homeowner who catches the same house two winters earlier buys a caulking job and a repaint. The one who catches it four winters later buys wood as well.
YEAR 0505

And it is worth saying that none of this is unusual.

Every house in this climate is on this curve. The only variable is where yours currently sits on it, and whether anyone has looked.
