Savage's decks went up with its houses, largely since the late 1990s, which means a great many of them are being refinished for the first time right now. That is an unusually good position to be in, because there is no accumulated history to undo — and it means the decision you make on this project follows the deck for the rest of its life.

FEATURE 01

Choose a film-forming finish and you have started a clock.

Solid stains and deck paints sit on top of the wood. They cover beautifully and they look excellent for four or five years, and then they fail by losing adhesion — lifting and flaking, worst on the horizontal boards. Once that happens, every subsequent project begins with removing what is there, and removal is most of the labor.

Choose a penetrating finish and there is never anything to remove.

A semi-transparent stain sits in the wood rather than on it. It wears by fading, which means the next visit is a wash and a fresh coat rather than a strip. Do that every two or three years and this deck never gets restored, because it never gets to a state that requires restoration.

Both look good on day one, which is the trap.

The difference does not show for half a decade, and by then the choice is locked in. A homeowner who understands that once is a homeowner who never pays for a strip.

Your builder's finish was almost certainly a penetrating one

, which is the good news — there is generally nothing to remove now, and the honest first project is a wash, a light sand where needed and a fresh coat. And the second-best thing you can do is write the date down. The deck will tell you when it wants attention — splash water on the boards, and if it soaks in rather than beading, it is ready. THE STRUCTURES

Large, Elevated and Unevenly Worn

Savage decks carry substantial surface area, and checking the structure properly takes hands-on inspection.

Savage's walkout lots came with substantial decks off the main level, frequently with a stair to grade and sometimes a lower patio beneath. There is more square footage here than in older suburbs, and the pricing follows the size rather than the age.

They wear from the top down.

Horizontal boards take standing water and full sun and fail years ahead of the railings and the skirting. Quoting the whole structure as one averaged surface overcharges you for verticals that are still fine.

The underside is on its own clock.

Ground beneath an elevated deck stays damp and gets almost no direct light, so joists, beams and the underside of the decking age differently and need checking by hand rather than from above.

The stair stringers sit closest to the ground

and take the most water. They are typically the first structural element to need attention rather than coating.

And the wooded lots these communities were built into

drop needles and leaves into the board gaps, holding moisture against the wood continuously. Clearing the gaps is part of maintenance rather than tidying. Fencing throughout the city is quoted by the linear foot and gets the same finish recommendation for the same reason.

THE SEASON

Do It Before It Becomes a Restoration
