What to Look At, and What Waiting Costs

Savage has the newest large housing stock in our service area — roughly 38% of all units built after 2000, in a city that went from under 4,000 people to over 29,000 in two decades. That means a great many houses here are arriving at their first genuine exterior decision at the same time, and it is a different question from the one older suburbs ask.

FEATURE 01

The siding is usually the last thing that needs you.

Vinyl and LP composite left the factory with a finish applied under controlled conditions, and it holds for a long time. If your siding still looks even and the color has faded uniformly rather than patchily, it is not asking for anything yet.

The trim, doors and shutters are a different story.

Those were coated on site, at build, frequently with one thin coat, and they are the elements that reach the end of their life first. On a great many Savage houses, doing the trim, garage door, front door and shutters is the entire project — and it is a fraction of the number people brace for.

The south and west elevations tell you before the others do.

Look at those first. Chalking, a color that has shifted noticeably from the north side, or caulk lines that have opened at joints — that is the honest signal.
