THE FIRST FIFTEEN YEARS

Settling, Thin Coats and Corners

Savage is a city of houses built since the late 1990s, which means a large share of homeowners here are looking at their original interior for the first time. What has gone wrong with it is predictable and it is worth understanding, because it decides whether the next paint job lasts.

FEATURE 01

The original coat was one coat.

Production painting on a build schedule is a single application of an inexpensive flat, and it was never intended to be the finish you live with for twenty years. It has no washability, it burnishes where it is touched, and it flashes wherever a repair is made.

FEATURE 02

The house has settled since.

New construction moves as it dries out and as the foundation takes its final position, and it moves most in the first decade. That shows up as hairline cracks running diagonally from the top corners of door and window openings, and along the ceiling line in the tallest rooms.

FEATURE 03

Fasteners have popped.

Drywall screws and nails back out as framing lumber dries and shrinks, leaving raised circles the size of a coin across walls and especially across ceilings. They are not a defect; they are the house completing its move.

Tape seams have opened in the two-story spaces.

The taller the wall, the more accumulated movement it carries, so entryways and great rooms show it first.

And none of that is fixed by another coat.

A pop has to be re-set and skimmed, a settling crack has to be opened, taped and feathered, and both have to be spot-primed so the repair does not flash through the finish. Painting over them puts the same crack back through your new color within a season, which is exactly what most homeowners here have already seen happen once.

Production builders work from a palette of two or three near-whites applied throughout, selected because they photograph well in an empty house rather than because they suit yours. A great many homeowners here have lived with that default for fifteen years without ever registering it as a decision they could make differently — and choosing deliberately, room by room, for the light each one actually gets, is the part of this project people tell us afterward they enjoyed most.
