Testing is done by an accredited laboratory on a sample rather than by anyone's eye, it is inexpensive relative to the project, and it happens before disturbance rather than after. WHAT ACTUALLY HAPPENS

Four Steps, No Guesswork

White Bear Lake has a median build year of 1969 and roughly 10% of its homes predate 1940 — a much older tail than western suburbs of the same median. So this question comes up here more than it does in most of the metro, and homeowners deserve it explained plainly rather than gestured at.

FEATURE 01

First, we establish when the texture went on.

That is not the same as when the house was built. A 1925 cottage may have had texture applied in 1968, and a 1972 rambler may have had a ceiling redone in 1991. Property records give the house; the assessment and your own history give the ceiling.

Second, if it could predate the early 1980s, it is tested.

Not inspected, not judged by appearance — sampled and analyzed by an accredited laboratory. Appearance tells you nothing reliable, and anyone who says they can tell by looking is telling you something that is not true.

Third, the result decides the path.

A negative result means the ceiling is ordinary work and we proceed exactly as we would on any other house. A positive result means the material must not be disturbed, and the work belongs to a licensed abatement contractor rather than to a painting company.

Fourth — and this is the part worth reading twice — we do not test and we do not abate.

Neither is within our capability and we will not pretend otherwise. What we do is stop before disturbance, tell you plainly what needs to happen, and point you toward the people whose licensed work it is. If a result comes back positive, we are not your next call and we will say so. None of that is an obstacle to the project. It is a short step at the front of it, and a great many ceilings in this city test clear and proceed normally. What it prevents is the version where a crew scrapes first and asks afterward, which is the outcome the whole protocol exists to avoid.

THE ACTUAL JOB

What Removal Looks Like in These Houses

Once a ceiling tests clear, the process requires tight containment and careful handling of the substrate.

FEATURE 01

Containment first.

Plastic to walls and floors, doorways sealed, vents closed, and the room isolated from the rest of the house. Ceiling removal is the messiest work we do and containment is the difference between a project you can live with and one you cannot.

FEATURE 02

Wet scraping over drywall.

The texture is misted so it comes away in a heavier, cleaner fall rather than going airborne.

FEATURE 03

Careful work over plaster.

In the pre-war cottages the surface behind the texture is frequently plaster on lath, which does not tolerate soaking and can be hollow where it has let go overhead. It gets sounded and worked accordingly rather than treated as board.

FEATURE 04

Then the repair line becomes visible.

Unfinished seams, popped fasteners, old repairs textured over to hide them, and — in these houses particularly — water damage from a past ice dam or a long-ago roof leak, where soft drywall gets replaced rather than patched.

Then skim, prime and finish
