Five Things, in the Order They Matter

This is worth being blunt about, because a homeowner who repaints and is still unhappy has usually solved the wrong problem.

TIP 01

One — the kitchen cabinetry.

In a Twin Cities house built between roughly 1975 and 2005, honey oak or golden maple doors are the single strongest date signal anywhere in the building, and on an open main level the kitchen is a background to the living space as well. Refinishing runs about a third of replacing, keeps boxes that are frequently better built than anything that would replace them, and changes the whole floor rather than one room. If the kitchen is dated and the walls are merely tired, do the kitchen first.

Two — the trim and doors.

Stained oak trim running around every opening is the second-strongest signal, and it is the one most homeowners have not registered as a decision they could make. Painting it brightens a room more than any wall color will. It is also close to irreversible, so it deserves a proper conversation rather than a passing one.

TIP 03

Three — textured ceilings.

A room can have new flooring, new furniture and fresh paint and still read as 1978 because of what is overhead. It is also the project with a strict order: ceilings come off before walls are painted, or you pay to mask and repaint walls you have just finished.

TIP 04

Four — hardware.

Door handles, hinges, cabinet pulls, light fittings and bathroom fixtures, all from the same decade and all visible at close range. Inexpensive relative to everything else on this list and it does a surprising amount of work.

TIP 05

Five — and only then, wall color.

It matters. It is simply not the first thing, and treating it as the first thing is why some repaints underwhelm.

A dark, dated feature wall or wallpaper brought back to a neutral.

Enormous impact for a modest cost, and one of the few interior projects where the before-and-after genuinely photographs.

And the whole main level unified.

Where a house has accumulated four different wall colors across connected rooms over twenty years, bringing them into one scheme makes the floor read as designed rather than as accumulated. It is not a dramatic change room by room and it changes the whole feel of the house.

THE HONEST LIMIT

Four Things Worth Knowing Before You Spend

FEATURE 01

Layout.

A closed-off kitchen with a wall where you want an opening is a remodeling question. No color makes a room flow differently.

FEATURE 02

Flooring.

If the floor is what is dating the room — a strongly patterned carpet, tile from a particular decade — paint around it produces a partial result. It is worth saying out loud at the walkthrough rather than discovering afterward.

FEATURE 03

Counters.

Same principle as flooring. A strongly patterned granite or a laminate of its period may be doing more of the dating than the cabinets are, and refinishing cabinetry around it disappoints. Sometimes the honest sequence is the counter first and the cabinets in two years.

FEATURE 04

And genuinely poor light.

Paint can make the most of the light a room has. It cannot add any. A basement room with one window will always be a basement room with one window, and choosing paler and paler colors past a certain point stops helping and starts looking washed out.

SEQUENCING

If You Are Doing It Over Two or Three Years

Most households do not update an interior in one go, and there is an order that avoids paying for anything twice.

First: ceilings, if they are textured.

Before anything else, for the reason above.

Second: the kitchen cabinetry.

Highest impact per dollar in most houses, and independent of everything else.

Third: trim and doors throughout a floor.

Do a whole level rather than a room — a house with painted trim upstairs and stained trim downstairs reads as unfinished.

Fourth: walls, level by level.

By this point the color decision is easier, because you are choosing against finished trim and a finished kitchen rather than imagining them.

And hardware whenever the relevant thing is apart.

Cabinet pulls while the doors are off, door handles while the trim is being painted. Both are far tidier done then than retrofitted.

Interiors run all year and are least contended from November, so a multi-year plan can put one stage into each winter without ever competing for the summer exterior calendar.

IF YOU ONLY DO ONE

Four Spaces With the Highest Return

Where the budget will carry one project rather than a program, these four repay it soonest.

On an open main level it is a background to the living space as well as a room, so refinishing the cabinetry changes more of what you look at than any other single project available.

The entry and the hallway.

The first thing anyone sees, the most-touched surface in the house, and usually the space that has been left longest because nobody sits in it. A hallway in a fresh whole-house neutral with a washable finish changes the impression of everything leading off it.

The main living space.

Not because it is the worst, but because it is where the household spends its time — and a room you are in every evening for a decade repays being right.

And the primary bedroom,

which is frequently last on everyone's list precisely because guests never see it. It is also the room you wake up in.

What is usually worth leaving until later is a guest room, a formal dining room that is used four times a year, and any space that is about to change use. There is no virtue in painting a room you are going to reconsider.

AFTERWARD

Write Down What Went Where

This takes five minutes and it is the difference between a house that stays looking maintained and one that starts drifting the following year.

Record the product, color code and sheen for every room.

Walls, trim, ceilings, doors. Keep it somewhere findable — a note on your phone, a label inside a closet door, a page in the file with the house papers.

Keep a little of each.

A quart of the wall color and a quart of the trim finish covers years of ordinary touch-ups.

Because the alternative is repainting a whole room to fix a scuff.

Without a record, a touch-up never matches — sheen, batch and age all differ — so the only way to make a mark disappear is to redo the wall. With a record, it is ten minutes and a fine brush.

And it makes the next project considerably easier.

A homeowner who can tell a contractor exactly what is on the walls gets a better estimate, because nobody is guessing at what the new finish has to bond to.
